A simple note is a registry report issued by the competent Land Registry. It reflects the legal status of the property: ownership, description, charges, mortgages and restrictions on title.

What is a simple note used for?
It is used to check who owns a property, whether there are mortgages, embargos or other charges, and to prove the registry status to banks, notaries, estate agencies or courts.
How long does the simple note take to arrive?
After payment is confirmed, we submit the request electronically to the competent registry. The estimated delivery time is under 24 working hours. You will receive the official PDF at the email address provided in the form.
Do I need a digital certificate to request it?
No. Our service submits the request for you electronically. You only need to complete the form with the property or owner details and make the secure payment.
Are you the official Land Registry?
No. We are an independent private document-management service. The simple note is issued by the corresponding Registro de la Propiedad; we manage the request and deliver the official PDF to you.
What details do I need to request a simple note?
You can request it with the full property address (municipality and province required) or, alternatively, the owner’s name or registry references such as CRU or IDUFIR if you know them.
